The Grange, BeckhamptonAbout this home

Located at the end of a tree-lined gravel drive is this spectacular country house. The Grange is an enchanting property built in the 1920’s by Herbert Blagrave who owned horses at the neighboring Beckhampton Stables. Whilst located on the edge of the village of Beckhampton, The Grange sits in the centre of its plot, enjoying the most spectacular views across its land and surrounding countryside.

A superb family house, with excellent accommodation, The Grange is awash with period features that capture the essence and beauty of the Edwardian period. Bought by the current owners in 2011, a great deal of work has been undertaken to create a compelling mix of fresh, light and modern spaces, while close attention has been made ensuring that the property retains a clear relationship with its history. The attention to detail is second to none and it is rare that we see houses maintained to such a high standard.

The accommodation throughout is generous and the numerous reception rooms allow a real flexibility as to how they could be used. Highlights include a magnificent kitchen/breakfast room which is very much the heart of the home and perfectly suited to those who enjoy entertaining inside and out. Large windows and bi-folding doors form a seamless link between the house and garden.

Both the drawing room and dining room are particularly impressive with high ceilings and beautiful stone mullioned windows allowing the rooms to be flooded with natural light. The former has an attractive original Edwardian orangery adjoining and enjoys the most wonderful views across the garden.

The five bedroom, five bath/shower rooms (of which four are en suite) make for comfortable family living. Much like the ground floor, the quality of craftsmanship and attention to detail is evident throughout with each bedroom and bathroom very much having their own individual feel. The main bedroom is particularly impressive, having its own dressing room and en suite bathroom. The second floor is extremely useful and provides ample storage. There is also a libary which has arguably the most impressive view from the house.

The gardens, grounds and paddocks are simply beautiful and mostly laid to lawn/pasture. They are interspersed with a variety of trees and shrubs as well as well-established flower beds which are full of colour throughout the summer months. Estate fencing, mature hedging and trees form the majority of the boundaries. To the rear of the house is a large terrace with an ornate water feature, perfect for those who enjoy al fresco dining.

The large gravel driveway provides parking for a number of cars and there is a useful garage and gym which, in turn, could have a variety of uses such as a studio or office. Further outbuildings include a machinery shed, storage barn, stable yard with tack room and a garden room – the latter providing the most brilliant space for parties but could offer further accommodation if the necessary permissions were obtained. There are two outdoor pens/kennels – suitable for dogs, chickens etc or alternatively could be used as a children’s play area. The fully stocked koi pond with swimming platform is particularly impressive as is the tennis court.

There is a beautifully appointed one bedroom lodge which is currently used for holiday lets and has the capacity to sleep six.

In all, The Grange truly is a spectacular property and makes for an extremely appealing package.

The AreaBeckhampton

Beckhampton is most famously known for its links to horse racing, being home to the famous Beckhampton Stables which has been home to seven Classic winning Beckhampton trainers, starting with William Treen in the 1830’s. A small village, Beckhampton is home to The Waggon & Horses Inn, which was built in 1669 and boasts a mention in Dickens “Pickwick Papers”.

Avebury lies to the east and is designated as a World Heritage Site with its famous stone circle, Silbury Hill and The Sanctuary. It is a thriving village community with local amenities including post office/shop, village hall, primary school and public house. It is surrounded by rolling downland within the North Wessex Downs Area of Outstanding Natural Beauty.

Marlborough is situated 6.5 miles to the east of Beckhampton. Much of its great natural beauty is environmentally protected, offering the discerning visitor a unique blend of modern attractions and facilities. Site of a twice-weekly market, the High Street is one of the widest in the UK and lined on both sides with characterful old buildings housing an array of high-quality shops.

The town displays the confidence of wealth from times past, yet today remains vibrant and progressive with its own chic café culture and many independent shops.
There are all sorts of events for local residents and visitors alike. The traditional Mop Fairs held in October always bring in the crowds. Another draw is the annual Marlborough Literature Festival, an increasingly important event with something interesting for all ages and the Marlborough College Summer School, which draws lots of people to the town.

The North Wessex Downs Area of Outstanding Natural Beauty encompasses the surrounding countryside and provides the most fantastic landscape for walking, cycling and riding.
